Plan Review & Design Support

A second set of eyes before you build

Building or renovating a home on Long Island starts long before construction — it starts on paper. At Chokdee Properties, we offer plan review and layout guidance for homeowners who want practical, real-world feedback before moving forward with a new build or major renovation.

We’re not architects or designers — and we don’t try to replace them. What we offer is something different: experienced builder insight from a husband-and-wife team who has taken multiple homes from early sketches all the way through construction, inspections, and final sale.

Why a Builder’s Perspective Matters

Plans can look great on paper and still create issues once framing begins. Over the years, we’ve worked closely with architects, designers, engineers, and trades, and we’ve seen firsthand how small decisions early on can have a big impact later.

Our role is to help you:

  • Spot layout inefficiencies before they’re built
  • Catch details that may be overlooked in early designs
  • Think through how spaces will actually be used day to day
  • Reduce costly changes during construction

We’ve been on site daily with framers, walking plans in real time and seeing how drawings translate into real walls, rooms, and flow. That experience shapes every recommendation we make.

What We Review

Our plan review focuses on function, flow, and buildability, including:

  • Room layout and circulation
  • Kitchen, bath, and utility placement
  • Storage and closet planning
  • Stair and hallway proportions
  • Window and door positioning
  • Framing practicality
  • Common construction "pain points" we've encountered on past builds

We also help identify areas where plans may need clarification before submission to the town — something we’ve navigated ourselves through multiple rounds of plan revisions and approvals in Suffolk County.

Who This Is For

Our plan review service is ideal if you are:

  • Planning a new construction home
  • Renovating or expanding an existing home
  • Working with an architect or designer and want a second opinion
  • Early in the planning phase and want confidence before moving forward
  • Trying to avoid surprises once construction starts

Think of us as a practical sounding board — builders who understand both the planning process and the realities of construction.

Our Experience

We began flipping homes during COVID and successfully sold three renovated properties before transitioning into ground-up new construction spec homes, building nearly one home per year since.

Along the way, we have:

  • Reviewed countless plan sets
  • Coordinated with architects and designers
  • Submitted plans to local towns and revised them as required
  • Worked directly with framing crews on site
  • Solved real-world issues that don't always show up on drawings

That hands-on experience is what we bring to your project.
